What is an agrihood?
An agrihood puts a working farm at the centre of a new neighbourhood instead of pushing farming to the edge of town. Residents live within walking distance of fresh food, open space and the people who grow it.
Pine Gully Agrihood is planned on 151.2 hectares in Wagga Wagga's Northern Growth Area. The masterplan lodged with Wagga Wagga City Council in June 2026 provides for 1,338 homes around a community farm on its own title, a walkable village centre, parks and creek corridors along Houlaghans Creek.
Housing is planned for families, older residents, students and key workers, including a land lease community for over-55s.

What is planned
- Community farm. Market gardens, orchards and paddocks run on regenerative principles, on a title set aside for farming.
- Village centre. A walkable centre for local shops, cafes, services and farmers markets. Parks and creek corridors. Open space and biodiversity corridors along Houlaghans Creek.
